Real estate & investing

Look beyond the deal.
Think about the ownership.

Real estate brings together people, property, and operations. A useful starting point is understanding the work—and the assumptions—behind an opportunity.

My perspective

A business
with real-world
responsibilities.

Real estate has been part of my entrepreneurial path through Green Rock Investments. I also coauthored the 2018 edition of Military House Hacking, a book written for the military community.

My interest in property connects closely with my interest in business: how something operates after the initial decision. Who handles the work? What needs to be maintained? How will you know whether your assumptions were reasonable?

This part of the site is a place to explore those questions and start a thoughtful conversation about experience, responsibilities, and fit.

Start with better questions

Three lenses for
understanding ownership.

01 / PURPOSE

What are you trying to do?

Be clear about your objective, your available time, and the responsibilities you can realistically take on. An interesting property is only part of the decision.

02 / OPERATIONS

How will the work get done?

Map out maintenance, communication, recordkeeping, and oversight. Know which tasks you would manage and where you would need qualified help.

03 / ASSUMPTIONS

What needs to be verified?

Separate documented information from expectations. Use property-specific professional advice to examine financing, condition, local rules, and risk.
